What Is a Survey Valuation?

A survey valuation is an independent professional opinion of a property’s current market value, carried out by a qualified surveyor as part of your Home Survey. It is based on our inspection, local market knowledge, and comparable sales evidence.

It differs from a mortgage valuation, which is carried out for the lender’s benefit rather than yours.

If You Have a Mortgage Valuation

If you are buying with a mortgage, your lender will usually arrange a mortgage valuation. This confirms to the bank that the property is suitable security for the loan and broadly reflects market value.

In many cases:

  • This valuation is sufficient for most buyers

  • Adding a separate valuation may offer limited additional benefit

  • You are unlikely to gain significantly different figures

However, some buyers choose to add a valuation if:

  • They want a second opinion

  • The property is unusual or has defects
